Neighbourhood figures: insufficient sample

No neighbourhood in this snapshot has at least 100 rental ads, our minimum for publishing a yield.

Methodology

  • Asking prices and monthly asking rents from listings on Live Baltic, not transactions or achieved rents. Snapshot taken on 20 October 2026. Figures are fixed and will not change as listings are added or removed.
  • Residential only: apartments (including lofts) and houses (including townhouses and cottages). Land plots and commercial properties are excluded. Both rental and sale listings go through the same data-quality checks we use in our price reports and rent estimates: listings with missing or hidden floor areas, non-positive prices and extreme outliers are excluded.
  • Floor areas must be between 15 and 1,000 m²; apparent area-unit errors are excluded. Sale prices must be between €5,000 and €10 million and between €300 and €15,000 per m². Monthly rents must be between €50 and €20,000 and between €2 and €60 per m². These fixed limits remove extreme values, not listings simply above or below their local median.
  • For each city or neighbourhood we take the median of each listing’s monthly rent ÷ floor area, and separately the median of each sale listing’s price ÷ floor area. A city needs at least 5 cleaned rental and 5 cleaned sale comparables to appear. Neighbourhood figures are withheld because no neighbourhood has at least 100 rental ads.
  • Gross yield = 12 × median monthly rent per m² ÷ median sale price per m² × 100, before costs, taxes, vacancies, furnishing and fees. Rental and sale samples are separate, not matched properties; their mix can differ.
  • Medians are the middle values in sorted samples (the mean of the two middle values for even samples). Rent per m² is displayed to two decimals, price per m² to whole euros and yield to one decimal; calculations use unrounded medians. Sample sizes appear alongside every figure.
